The calling rules are built in

The software enforces them on every call, and you can see the setting that does it.

    Defaults to the federal 8 am to 9 pm window, in the property's own time zone. A lead outside its window is held out of the queue.

  • Two do-not-call lists, kept apart

    Numbers on the federal registry are scrubbed by default, as a setting you control. Anyone who asked you to stop is never called again.

  • Buyer data kept separate

    The buyer portal reads its own copy of each property. Owner names, loan balances and contract prices never reach it.

Do I need experience?

No. The course starts with what BRRRR is (buy, rehab, rent, refinance, repeat) and builds up one step at a time. If you've done deals before, skip ahead to Module 4, where you learn to check a deal.

What's in each tier?

Free: the community, chat and starter lessons. Academy adds the full course and weekly Office Hours. Pro adds the software for one person. Team gives you 3 software seats for your callers. Fellows adds Fellows sessions (group coaching) and one-by-one deal reviews with Dusty, for up to 20 members.

Is the software included?

From Pro up. It's the same software we use for our own deals, and the lessons show you the exact screen to use. Free and Academy don't include it; you can upgrade any time.

Can I cancel?

Yes, any time, from your account page. Cancelling stops the next charge, and you keep access until the end of the period you paid for.

Is this financial advice?

No. It's education. Dusty shows how he runs his own deals; your market, money and numbers will be different. Check anything legal, tax or lending with your own attorney, CPA or lender.

Can I get the software without the membership?

Not yet. The software comes with Pro and up, together with the course and the community. Seats for calling teams on their own open from the waitlist in the pricing section, and there is no price for them yet.

Does it replace my dialer?

Yes. Calls are placed from the browser, each caller from their own line, and every dial is logged the moment it is placed. If you would rather dial from your phone, a click hands the number to it and still logs the call.

Where do the numbers come from?

Every figure says where it came from. Skip tracing and a first pass of sold homes run through DealMachine inside the software. Florida's county property appraisers publish every parcel's owner, value and sale history, and the software reads those records directly. Section 8 rents start from HUD's published Fair Market Rents. The rates and limits in the numbers are yours to change in settings.

Is it Florida-only?

Florida first, on purpose: sold prices and owner records are public there, and the software reads them county by county, Sarasota and Manatee today. Calling hours, HUD rents and the vendor data work in every state. The course and the community work anywhere.

Can I text owners?

Yes, with consent. A number can be texted once the owner said yes on a call, replied to you, or texted you first, and the software records which. STOP is honored automatically.
