Community guidelines

The Rental Institute is a place to learn BRRRR and share real work. These rules keep it useful and kind. They apply everywhere here: the feed, comments, chat, direct messages, Office Hours and Fellows sessions.
1. Be respectful
- Disagree with ideas, not people.
- No insults, harassment, threats or hate of any kind.
- No sexual or graphic content.
- Keep it about investing, the course and the work.
2. No spam, and no selling without permission
- Don't post ads, affiliate links, or pitches for your services, courses or coaching unless staff said yes first.
- Don't message members to sell them something.
- Want to offer a deal to the group? Ask staff first.
- Post once. Don't repeat the same post across channels.
3. What members share stays here
- Don't share other members' deals, numbers, addresses or screenshots outside the community.
- Don't share anyone's personal info (phone, email, where they live) without their OK, inside or outside.
- Sharing your own deals and details is up to you.
- Don't copy the course, the call recordings or the worksheets outside the community.
4. No income promises
- Don't tell people what they'll earn, or promise that something will work for them.
- Share what happened to you, with the real numbers, the good and the bad.
- Every deal is different. Results vary.
5. Share experience, not advice
Nobody here gives legal, tax or financial advice, staff included.
- Say what you did and why it worked or didn't.
- For your own situation, talk to a licensed pro: an attorney, a CPA, your lender or a financial advisor.
6. Follow fair housing laws
- In every deal and every post, follow the Fair Housing Act and your state and local fair housing laws.
- No posts about choosing, steering or turning away tenants or buyers because of race, color, religion, sex, disability, family status, national origin, or any other group protected where you invest.
- Posts that break this come down.
7. How to report something
- In chat: open the message menu and tap Report to the team. Only staff see it.
- Anywhere else, or if it's urgent: email sales@soundpropertiesgroup.com with a link or a screenshot.
- We don't tell the person who reported them.
- If someone's safety is at risk, call 911 first.
8. What staff can do
To keep the community safe and useful, staff can:
- Hide a post, comment or message.
- Mute someone in chat for a while.
- Ban someone, which ends their access (a paid plan stops renewing).
- Staff decide what breaks these rules. Big or repeat problems usually mean a ban.
Copyright and takedown notices (DMCA)
Only post what you have the right to share. If you think something posted here copies your work without permission, send our copyright agent a notice. We respond to notices under the Digital Millennium Copyright Act.

A notice needs:
- Your name, address, phone number and email.
- The work you think was copied.
- Where it is here (a link to the post or message).
- A statement that you believe in good faith the use isn't allowed by you, your agent or the law.
- A statement that your notice is accurate and, under penalty of perjury, that you own the work or may act for the owner.
- Your physical or electronic signature.
- We take down what the notice points to and let the member who posted it know.
- If your post was taken down and you think it was a mistake, you can send a counter-notice to the same agent.
- Members who keep posting other people's work lose their account.
